Jackass Flat is a declared New Development Area and the first of 4 identified in the Greater Bendigo Residential Development Strategy to be considered for rezoning. The objective of the Structure Plan was to design a pattern of settlement that balances the natural assets of the existing farming-zoned land with the development expectations associated with Bendigo’s urban growth.

The Structure Plan was prepared through an ‘inquiry by design’ process involving collaborative and intensive consultation with interested stakeholders, landowners and agencies. The process arrived at an agreed set of principles for our team to evolve into a new neighbourhood. This was done and the community again had a number of opportunities to provide feedback on the plan.

The final plan is an innovative patchwork of open space, residential land of varying densities and a practical web of pedestrian and street access. Guidelines in relation to the siting and design of future buildings and landscape treatments also accompany the structure plan to ensure that desired ‘settlement within the landscape’ character is achieved as the area develops over time.

Mục tiêu của Sơ Đồ Kết cấu là thiết kế khu định cư cân bằng tài sản thiên nhiên của khu đất trang trại hiện nay với mong muốn xây dựng phát triển đô thị Bendigo.

Sơ Đồ Kiến Trúc được lập thông qua quy trình “tham vấn bằng thiết kế” gồm tham vấn mang tính hợp tác và mở rộng với chủ thể liên đới, chủ đất và cơ quan ban ngành hữu quan. Quy trình đi tới thống nhất các nguyên tắc cho nhóm chúng tôi làm kế họach phát triển một vùng lân cận mới. Điều này được thực hiện và một lần nữa cộng động có cơ hội phản ánh về sơ đồ kiến trúc.

Sơ đồ sau cùng là phần đổi mới không gian mở, khu dân cư có mật độ thay đổi khác nhau và mạng lưới về người đi bộ và các con đường.
